thinking of buying a Short Sale???

A short sale is a tough buy. The listing agents must disclose that the house is a short sale, not yet under bank foreclosure.  Usually the agents and buyers need to know the offer must be approved by a third party(the Lender). Bad press hurts

We are getting bombarded with negative press about the market. I cannot understand why a buyer would not want to buy a home in this fantastic time. Donald Trump said "buy low, sell high". 

Why wait until the prices go up and then start your seach? Once prices start to go up, and inventory goes down, the choices are slimmer.

foreclosures

After sucessfully completing a bank foreclosure listing and sale, I made a new homebuyer very happy. They got a steal!!  I am excited about the great deals in the market. The REO and foreclosures listings are for an experienced agent. I would not ask a newer agent to try to navigate the paperwork or the phone negotiations. An  agent must be savy to get the task done cleanly and with no hitches.  If you want to try to get a big deal on a great home, try it today! Almost daily I am reading that the housing market is not going to recover for a year or two. BUT, I am seeing a flurry of buyer activity in this area in the last month. Buyers are thinking that their only choice is renting...are now rethinking this choice when prices as well as terms are so favorable. Its a buyer market, that means a buyer can buy a combination of furniture, upgrades, renovations, closing cost, and any combination of attractive incentives and get a home at the best price, too.
